Understanding Broker Roles
Listing Broker
The broker you hire to represent you through the "listing agreement." They manage the marketing and legalities of your side of the transaction.
Selling Broker
The individual who produces the buyer. In a "co-operative" sale, the commission is divided between the listing and selling brokers. If the listing broker finds the buyer, they manage both sides.
The Homework Phase
Before our appointment, we both have work to do. While you gather your property documents, I will be studying recent area sales and current active listings to ensure we are positioned correctly in the market.

Comparative Market Analysis (CMA)
To maximize your home's value, we use a 4-step factual record of your community's real estate activity:
- Sold Homes: We review at least 3 recently sold homes to see what buyers are actually paying.
- Active Listings: We look at current benchmarks your home will compete against.
- Unsold Homes: We analyze properties that sat for 90+ days to understand the dangers of overpricing.
- Ideal Price: We use this combined data to arrive at your home's perfect asking price.
